Property Leases: Don’t Get the Rug Pulled Out From Beneath You! (2 hours)

Whether you are starting a practice from scratch, buying a veterinary practice in which real estate will be leased or renewing a lease in an ongoing practice, negotiating the terms of a lease agreement is usually the last thing on your mind. Consider this! If your lease expires and your landlord decides to rent the building to a fast food joint, where are you going to practice? From your kitchen? This seminar addresses some of the issues tenants should be concerned with when negotiating a lease, including the amount of rent, ownership of improvements, options to renew and non-competes.

Shared Lease Arrangements For Specialists (2 hours)

Shared lease arrangements are commonly seen in specialty practice arrangements, and can also be seen when general practice owners which to rent their space at night to emergency practices, thereby maximizing the full potential of their space. In either case, these lease arrangements take on complexities not otherwise seen in typical one party landlord and tenant arrangements. Specifically, these arrangements need to address the sharing of space and operational expenses and costs, such as taxes, utilities, insurance, advertising, supplies, medical and office equipment, staff and liabilities between the parties is no small task. The challenges lie in properly allocating the expenses and responsibilities between the parties to avoid mismatched expectations, hurt feeling and the lawsuits that invariably ensue when business relationships don’t get into the nitty-gritty details.
